# Преимущества использования ТИМ в эксплуатации

После строительства ОКС и ввода в эксплуатацию, строительно-инвестиционный процесс не заканчивается, а только начинается, поскольку затраты на эксплуатацию здания за весь жизненный цикл больше, чем затраты на строительство. В связи с этим экономия средств на этой стадии жизненного цикла важнейшая задача при расчете инвестиционного планирования.

Применение ТИМ на этапе эксплуатации здания связанно с интеграцией нескольких физических и цифровых систем для осуществления эксплуатационных процессов и планирования (симуляция) внештатных ситуаций для оценки затрат на их устранение. В результате создается цифровой двойник здания, как виртуальная копия ОКС, связанная с физическими системами и конструкциями по технологии интернета вещей (IoT). Процессы эксплуатации здания с применением цифрового двойника значительно экономят затраты. В связи с этим возникает инвестиционная привлекательность применения ТИМ на этапе эксплуатации.
